What’s a Comparative Market Analysis (CMA)?
A comparative market analysis is a standard tool used by real estate professionals to help price a home. Anyone thinking about buying or selling a home should get a CMA. It’s not an appraisal, but it will help you make an informed pricing decision.
The report includes information on local home sales similar to your home. The data should include the following types of listings: active listings, pending listings, sold listings (listed prices and closed prices within the last 6 months), off-market, and expired listings.
Square footage, age, amenities, condition, and location are all important factors we use to find homes comparable to yours (usually 3 - 4 homes). Then we use the sales information on the comparable homes to come up with an estimate for your home's selling price.
